The housing here isn't one thing, and the right answer changes with the era.
Post-war through the mid-seventies. Much of Welby, Derby, Sherrelwood, and older Thornton and Northglenn. Original single-pane units, or aluminum-frame replacements from the seventies and eighties that conduct heat badly enough that the whole window wall feels cold. This is also where we find the most frame rot and out-of-square openings, which makes it a full-frame conversation rather than a retrofit.
Seventies through nineties tract housing. Large parts of Thornton, Northglenn, and Federal Heights. Builder-grade double-pane units are now past the service life of the seal, so the common complaint is fog between the panes. That's often repairable without touching the frame, and we'll tell you when it is.
Two-thousands and newer, mostly Commerce City and north Brighton. Functional builder-grade windows that rarely hit the efficiency level the homeowner assumed. Usually straightforward retrofits. Commerce City also has real new residential development on former industrial land, where noise and traffic exposure make the glass package a bigger part of the conversation than usual.
Some jurisdictions around here are strict about window replacement, some are vague, and the rules move. Adams County runs its own building department for unincorporated areas, and Commerce City, Thornton, Northglenn, Brighton, Federal Heights, and Westminster each run their own.
