Arvada climbs. The eastern edge of the city sits around 5,300 feet and the far western neighborhoods approach 5,900, which means one city spans a bigger elevation change than most metros do end to end. That gradient is not trivia. It changes wind exposure, sun load, and how sealed glass units behave, and it is the reason east Arvada and west Arvada are genuinely different window jobs.
The whole city, foothills to the county line. Olde Town and the historic core, Lamar Heights, Alta Vista, Scenic Heights, Arvada Plaza, Meadowglen, Ralston Valley, Sunrise Ridge, Skyline Estates, West Woods, Five Parks, Whisper Creek, Leyden Rock, and Candelas.
Olde Town and the historic core. Arvada is one of the oldest communities in the metro and the housing near Olde Town reflects it. Genuinely old stock, some of it pre-1930, with window proportions that matter to the character of the house. Original wood windows in sound condition are frequently worth repairing rather than replacing here, and we will say so when that is the case. Where replacement is right, clad-wood with correct proportions is usually the honest answer rather than defaulting to vinyl.
East and central Arvada, 1950s through 1970s. The postwar expansion, and the largest share of the city's housing. Ranches, split-levels, and tri-levels around Lamar Heights, Alta Vista, Scenic Heights, and Meadowglen. Single-pane originals and aluminum-frame replacements from the seventies and eighties are both common. Frame condition drives cost, and on the south and west exposures we find rot often enough that it is worth checking before anyone quotes a number.
The 1980s and 1990s middle. Ralston Valley, Sunrise Ridge, and the neighborhoods filling in toward the west. Builder-grade double-pane units now past seal life. Fog between the panes is the leading complaint and much of it is repairable without replacing the whole window.
West Arvada, 2000s forward. West Woods, Five Parks, Whisper Creek, Leyden Rock, and Candelas. Newer homes, larger glass areas, and a completely different exposure situation from the rest of the city. Windows here generally work. The reasons homeowners call are comfort on west-facing walls, wind-driven air infiltration, and upgrades from builder-grade glass packages.
Two things make west Arvada harder on windows than anywhere else in our service area.
Wind. Downslope wind events come off the foothills with real force, and the western neighborhoods have nothing between them and the terrain. That grit works into tracks, weatherstripping, and hardware until sliders bind and casements stop sealing. It also loads the whole window assembly in ways flat-terrain homes never experience. Weatherstripping and hardware wear out faster here than the manufacturer's rating suggests, and most of that is a repair, not a replacement.
Sun. A west-facing wall in Candelas or West Woods with a clear line to the foothills takes a punishing afternoon load. This is the single strongest case in the metro for specifying solar heat gain by wall orientation rather than ordering one glass package for the house. Same product cost, noticeably better result.
For homes at the far western edge, near the wildland urban interface, glazing choices also interact with wildfire resilience. Worth discussing for those addresses specifically.
Most of the Front Range sits between 5,000 and 5,500 feet. Parts of west Arvada are meaningfully above that.
A sealed insulating glass unit is filled at the elevation where it is built. Move it higher and the trapped gas pushes outward against the panes, which bows the glass and stresses the seal continuously. Manufacturers handle it with capillary tubes, with tubes crimped closed after acclimatization, or by building units for the destination elevation, and the approaches involve real tradeoffs.

Arvada runs its own building department, and window replacement generally requires a permit. We are licensed to pull what is needed and we handle it as part of the job.
We spec by exposure, not by house. Different glass on the west wall than the north wall, because they are not doing the same job. In a city with Arvada's sun and wind exposure, that matters more than it does almost anywhere else in the metro.
Five manufacturers, not one. Sierra Pacific, ProVia, Milgard, Pella, and Amsco, and we can source beyond that. An Olde Town bungalow needs clad-wood and correct proportions. A Candelas two-story needs a good glass package and a frame that handles wind. Those are not the same product and a company carrying one line has to pretend they are.
We repair. Given what foothills wind does to hardware and weatherstripping out here, repair is frequently the correct answer, and most companies will not offer it.
