Jefferson County sits against the foothills, and that changes what a window has to survive. Homes here take more direct wind and more intense afternoon sun than anything out on the plains side of the metro, and it shows up in how fast seals and weatherstripping wear out.
Arvada, Lakewood, Golden, Wheat Ridge, Edgewater, Westminster's Jefferson County side, and the neighborhoods along the foothills corridor.
Older Golden and Arvada, pre-1970. Olde Town Arvada and the neighborhoods around downtown Golden carry genuinely old housing stock, including original wood windows worth a real conversation about repair versus replacement. Frame rot is common on the west and south exposures.
Lakewood and Wheat Ridge tract housing, 1955 to 1985. The bulk of the county’s homes. Original aluminum sliders and early double-panes, most of them long past their seal life. This is straightforward, high-impact replacement work.
Newer west Arvada and southwest Lakewood, 1990s forward. Larger homes, larger glass areas, and more of them facing directly into afternoon sun off the foothills. Solar heat gain and Low-E coating selection matter more here than almost anywhere else in the metro, and builder-grade glass packages usually did not account for it.
Two things are harder on windows here than they are five miles east.
Wind. Downslope wind events off the foothills drive grit into tracks, weatherstripping, and hardware, and they load the window assembly in ways that flat-terrain homes never see. Premature hardware and weatherstrip wear here is often a repair, not a replacement.
Sun. West-facing walls with a clear line to the foothills take a punishing UV and heat load. Specifying the right solar heat gain coefficient by wall orientation, rather than ordering the same glass for the whole house, is the difference between a room that's usable at 4pm and one that isn't.

We spec by exposure, not by house. Different glass on the west wall than the north wall, because they're not doing the same job.
