The historic core, pre-1940. The oldest housing in the city, concentrated around the original Westminster settlement near 73rd and Lowell. Small homes, original openings, and window proportions that matter to how the house looks. Postwar, 1950s and 1960s. Shaw Heights, Skyline Vista, Huron Park, and the neighborhoods along the southern edge. Ranches and split-levels, most of them now on their second set of windows. Original single-pane units and seventies-era aluminum replacements are both common, and aluminum frames conduct heat badly enough that the window wall feels cold no matter where you set the thermostat.

Frame condition is the variable that drives cost here. Seventy-year-old wood frames on south and west exposures take real weather, and rot or out-of-square openings turn a straightforward retrofit into a full-frame replacement.

The 1970s and 1980s expansion. Countryside, Cotton Creek, Sunset Ridge, and the broad middle of the city. This is the largest share of Westminster's housing and the largest share of our work here. The western half of Westminster, particularly around Standley Lake and Legacy Ridge, sits in open terrain with a clear line to the foothills. Downslope wind events drive grit into tracks, weatherstripping, and hardware until sliders bind and casements stop sealing cleanly.

Elevation and sun

Westminster sits around 5,380 feet, slightly higher than Denver proper.
