Lakewood is one of the largest cities in Colorado, and most of it was built in one long wave after the war. That means a lot of houses whose windows are failing at the same time, for the same reasons, and a lot of homeowners getting quoted for all of them at once.

Lakewood grew for decades before it incorporated as a city in 1969. The housing stock reflects that: it runs from postwar ranches on the east side to foothill subdivisions on the west.
1950s and 1960s. Ranches and split-levels across the east and central neighborhoods, from the Colfax corridor south. Original windows were single-pane, steel, or early aluminum. Aluminum and steel frames conduct cold straight through the frame, so these houses feel drafty even with intact glass. Many were replaced once already, usually with value-line vinyl in the 1990s, and that vinyl is now at the end of its life too.
1970s and 1980s. The west side, including Green Mountain and the Bear Creek area. Two-stories and larger split-levels with first-generation double-pane glass, now forty to fifty years old. This is where we see the most fogged glass, sashes that won't stay up, and hardware nobody makes anymore.
1990s and newer. Infill, townhome developments, and the newer construction around Belmar. Builder-grade vinyl reaching the end of its seal life now.
Something specific to Lakewood. The west side sits right against the foothills, and homes up the slope take more direct sun and wind than homes a few miles east. That's hard on seals and on vinyl frames facing south and west. Two houses on the same street can need different glass on different sides.
