Original builder-grade windows are now twenty to forty years old, which puts the earlier phases squarely at seal-failure age while the later ones are just underperforming. Fog between the panes in the older sections, comfort and efficiency complaints in the newer ones.
Lone Tree and newer development, 2000s forward. Larger homes, larger glass areas, and windows that function fine but were specified to hit a builder's budget rather than a homeowner's comfort standard. Upgrades here are elective, which means the conversation is about what you actually gain, not about fixing a failure.
Hail damage, everywhere. Front Range hail is hard on windows in ways homeowners underestimate. Cracked panes are obvious. Damaged frames, dented cladding, torn screens, and compromised seals are not, and they turn into failures a year or two later. If your roof was replaced after a storm and nobody looked at the windows, they're worth a look.
When windows aren't failing, replacing them is a choice, and the case has to be made honestly. Sometimes it's clearly worth it: a west-facing wall with the wrong glass, a room nobody uses in summer, a whole-house comfort problem. Sometimes it isn't, and the right answer is to fix two windows rather than twenty.
