The seal between the panes has failed and moisture is trapped inside. The glass unit can often be replaced without touching the frame, for a fraction of the cost of a full window.
Broken balances or a worn spiral. Common in double-hung windows and one of the most repairable failures there is.
Single pane or insulated unit, we measure, order, and install the replacement glass.
A damaged or rotted sash can frequently be rebuilt or swapped without replacing the whole window.
Locks, latches, cranks, hinges, rollers. Cheap parts, quick visits.
Sometimes it's failed weatherstripping or a bad seal at the frame, not the window itself. We find the actual source before recommending anything.
