Broomfield is a combined city and county, which makes it the simplest jurisdiction we work in. One building department, one set of rules, no question about which office handles your address. It also means the housing stock is unusually uniform, and a lot of it is reaching the same age at the same time.

The 1990s and 2000s build wave. Broadlands, Willow Run, Brandywine, and most of what people picture when they think of Broomfield. This is the defining fact about windows in this city: an enormous share of the housing was built inside a fifteen-year window, which means the original builder-grade insulating glass units are all reaching end of seal life around the same time. If your neighbors are complaining about foggy glass, that's why.
Most of it is repairable. The glass unit can frequently be replaced without touching the frame, which costs a fraction of a full window. We'll tell you when that's the case, and when the frame condition means it isn't.
Anthem and newer north Broomfield, 2005 forward. Newer builder-grade windows, generally sound, with efficiency upgrades and wind exposure on the open north side being the usual reasons to call.
Broomfield sits in open terrain between the foothills and the plains, and the north and west sides of the city take real wind. That shows up as accelerated weatherstripping and hardware wear rather than glass failure. Worth checking before you assume you need new windows.
